30-Day Dream Home Guarantee - Terms & Conditions

The Real Estate (“Company”) offers a 30-Day Dream Home Guarantee, under which clients may request a full refund of the service fee if the Company is unable to assist the client in shortlisting and finalizing a suitable property within 30 calendar days from the date of engagement.

To qualify for this guarantee, the client must:
a. Provide complete and accurate requirements (budget, preferred locations, configuration, and essential criteria) at the time of engagement.
b. Actively participate in the property discovery process, including attending scheduled site visits and responding to communication in a reasonable timeframe.
c. Use the Company’s property options and advisory services exclusively during the 30-day period for the purpose of this guarantee. 

A property is considered “finalized” when:

• The client selects a property recommended by the Company, and 
• A token amount, booking amount, or official expression of interest (EOI) is submitted to the developer or seller. 

The final decision to purchase remains solely with the client.

If the Company is unable to present suitable and reasonable property options that match the client’s stated requirements within the 30-day period, the client may request a 100% refund of the service fee.

• Refund requests must be submitted in writing within 10 days after the 30-day period ends. 
• Refunds will be processed within 7–14 working days to the original mode of payment.

The guarantee does not apply if:

• The client changes their budget, location preference, or major requirements during the 30-day period. 
• Site visits or communication are repeatedly denied or delayed by the client. 
• External factors outside the Company’s control affect the client’s decision-making (e.g., bank loan rejection, personal delays, legal disputes, developer-side delays, etc.). 
• The client independently books a property through another channel while still using our services.

The Company reserves the right to decline or cancel the guarantee in cases of misuse, fraudulent claims, or non-cooperation. The Company also reserves the right to update or modify this guarantee without prior notice, though changes will not apply retroactively to existing clients.
